What Makes Playa del Carmen the Best Real Estate Choice
Another winter is about to set in for a lot of folks around Canada and the U.S., a time of year that often leads to thoughts of warm weather and sandy beaches. This could be one reason why homebuyer views for Mexico properties has increased 82 percent over 2015.
Buying a home here is an exciting adventure and is one that can be done smoothly with the right realtor, however, aside from choosing a skilled realtor, potential buyers will have to choose where they want to invest. Places such as Cancun, for example, offer homeowners a much different lifestyle than towns such as Playa del Carmen, where the feeling of community is felt a lot more than in a large city.
In staying with the theme, we decided to address some common concerns of potential buyers:
Q. What makes owning a home in Playa different than buying in Cancun, for example. What makes Playa special?
A. Over the past 20 years, Playa del Carmen has grown from a small fishing village to a city of more than 200,000 people. While some prefer the old times, most are very happy with the city status since the growth brought with it many name-brand stores such as Walmart, Home Depot, Sears, Kia, Old Navy, Starbucks and H&M just to name a few. The choices for Playa del Carmen residents has increased, which means our quality of life has increased.
When it comes to quality of life, one of the largest concerns for foreigners is healthcare. With continued growth, Playa Del Carmen now has a very good healthcare system, one that is comparable to the US. We have knowledgable and up-to-date doctors that practice with state-of-the-art technology in very modern hospitals. The quality and cost of things like dental care is also very good and very affordable.
Development has also made Playa del Carmen very accessible. The Cancun International Airport is the second busiest in the country with as many as 4 million visitors arriving during high-season months. Every year, more and more US and Canadian cities add or increase their direct flight routes to Cancun. Passengers can easily catch the local ADO bus (or private shuttle if preferred) from the airport directly to Playa del Carmen. The ADO bus, for example, leaves the Cancun airport approximately every 30 minutes bound for downtown Playa del Carmen and costs around $165 peso.
Playa del Carmen as a place to live is actually very different from Cancun. Not only is it less congested and less big city-like, it is also more personal. Many of the true locals are of Maya decent and offer the area a sense a personableness that Cancun seems to lack. Although Playa attracts tourists from around the world, the city still has a town-like feel where local Maya customs retain an influence in the way of food, entertainment and shopping. They are a very laid-back, relaxed people, something that affects everyday life here.
Living in Playa del Carmen means adjusting to these local customs. If you are able to kick back and adapt your mindset, you will love the area and everything it has to offer including the amazing beaches, natural jungle, beautiful nature and relaxing lifestyle.
Q. For Bjoern Koch, owner of AREA Real Estate in Playa del Carmen, what do you believe is AREA’s strongest feature as a real estate company that sets it apart from the other local real estate companies?
AREA stands for Advanced Real Estate Advisors, and just like our name says, we are advisors, not sales people who push you into a transaction, sell you a property then forget about you.
Our job is to advise you about the area, property choices, the lifestyle and anything else you would like to know. Our business model is based on building long-term relationships with our clients. We provide services to clients before, during and after each sale. We believe in honesty and professionalism which is why I developed a clear-cut purchase system where all parties involved are aware of each step when buying or selling a property.
With our sellers, we analyze and review all documentation prior to accepting and listing a property. We also advise our sellers about potential capital gain situations. With our trusted team of attorneys, accountants and notaries, we have been able to reduce such liability with proper planning.
One of the many things that sets us apart from other agencies in town is that AREA lists exclusive properties. We are committed to our sellers to provide the best marketing possible which often includes newspaper advertisements, regular scheduled open houses, informative property flyers, e-marketing through our newsletters, direct property articles featured on our website as well as social media and website marketing.
In return for our detailed attention, we ask our clients to commit to us. We don’t have 2,000 listings simply because it is impossible to service that amount of listings properly. We prefer quality over quantity.
We also give that same level of service and commitment to our buyers. Our professional AREA team can handle all aspects of client transactions as well as offer after-purchase care.
Our team of professional agents has the local experience needed to find the right property for you. For us, the client always comes first. We search all properties, whether it is listed with us, a developer, other agents or direct for-sale-by-owner properties. Our goal is always to find the right property for you.
As owner and broker of AREA, Bjorn has more than 20 years of real estate experience in both the US and Mexico. He is a member of NAR (National Association of Relators) and AMPI (The Mexican Association of Realtors). Bjoern holds the prestigious CIPS (Certified International Property Specialist) designation which is held by less than 2 percent of all realtors in the world.
Over the years, we have helped many people purchase their very own piece of paradise here in Playa del Carmen. Our client testimonials speak for themselves. Should you or anyone you know be interested in purchasing a property in the Riviera Maya, we would be happy to assist you.
